Welcome Building & Care Suites in 2027
A bespoke social and care facility is in development and coming to Northbrook Wānaka. The purposefully designed Welcome Building along with premium Care Suites will open in late 2027.

Elevated living
A Licence to Occupy (LTO) gives you the right to live in your residence at Northbrook Wānaka under an Occupation Right Agreement. You pay an entry fee and a monthly village fee that covers services and amenities, but you don't own the property itself—which means no maintenance burdens or ownership responsibilities. When you leave, you receive your entry fee back, minus a Deferred Management Fee (DMF) and any other fees owing. The DMF covers refurbishment, marketing, and village operations, ensuring Northbrook Wānaka remains beautifully maintained for all residents.
70 years or older. If you're part of a couple, at least one person should be 70 or older.
As soon as you're ready. We have a range of completed Stage One residences available for immediate occupancy. Once occupied, a priority waitlist will be established ahead of pre-sales opening for future residential stages.
Many of our residents come from Wānaka. Others have relocated from Southland, Auckland, Christchurch, Wellington and other regions to embrace the Wānaka lifestyle they’ve long envisioned.
Absolutely. Our community is designed to provide comprehensive security and maintenance, offering complete peace of mind during extended absences.
Your monthly fee covers all property maintenance, grounds care, access to community facilities including The Wellness Spa, and the security of knowing care services will be available as your needs evolve.
Our comprehensive Care, currently under development, will provide rest home, memory care and hospital-level care, allowing you to age in place with dignity and confidence.
Yes, Northbrook Wānaka residents are guaranteed priority access to care, subject to availability and a completed needs assessment.
Each residence features call technology so you can reach a carer or nurse for support whenever needed. When completed, Northbrook Wānaka will have onsite staff available 24 hours a day, 7 days a week.
Yes, EV chargers are available.
Pets are most welcome at Northbrook Wānaka, subject to our approval.
